Terms and Conditions

Sandy Villas Algarve – Casa BelaVista

Alojamento Local, Portugal

These Terms and Conditions apply to all reservations at Casa BelaVista, managed by Sandy Villas Algarve.
Casa BelaVista operates legally under the Portuguese Alojamento Local (AL) regime.
By confirming a booking, the guest agrees to these Terms and Conditions.

1. Legal Status and Registration

Casa BelaVista is a legally registered Alojamento Local in Portugal and complies with all applicable Portuguese laws.
AL Registration Number: 138662
Registered with the competent municipal authority and Turismo de Portugal
Operated in accordance with Decreto-Lei nº 128/2014, as amended, including Decreto-Lei nº 76/2024
Furthermore, this information is available to guests upon request and is displayed where legally required.

2. Civil Liability Insurance

Casa BelaVista holds valid Civil Liability Insurance, as required by Portuguese AL law.
The insurance covers:

  • Personal injury
  • Material damage
  • Non-material damage

Therefore, guests and third parties are protected in connection with the accommodation.
The policy is valid throughout the rental period. Proof can be provided upon request.

3. Your Booking

All reservations remain provisional until the required deposit is received.
At the time of booking, Sandy Villas Algarve must receive the exact number of guests, including children.
Also, the number of guests may not exceed the maximum occupancy stated in the property description.
The person who makes the booking acts on behalf of all guests and is jointly responsible for:

  • Compliance with these Terms and Conditions
  • All obligations arising during the stay

4. Rates and Payment

All rental rates are quoted per night or per week and include VAT, where applicable.
Payment terms:

  • Payments are made by bank transfer
  • A 50% deposit is required to confirm the reservation
  • The remaining 50% balance is due no later than six (6) weeks before arrival
  • Additional charges at check-in may be paid in cash

Furthermore, deposits must be received within 7 working days of booking.
If payment is not received on time, Sandy Villas Algarve may cancel the reservation with written email notification.
As a result, payment of the deposit confirms full acceptance of these Terms and Conditions, including the cancellation policy.

5. Cancellation Policy

All cancellations must be made in writing.
The following charges apply:

  • Up to 42 days before arrival: 50% of the total rental amount
  • 42 days before arrival or later: 100% of the total rental amount

However, if Sandy Villas Algarve must cancel the booking due to unforeseen circumstances, all payments will be fully refunded.
No further compensation is due, except where required by Portuguese consumer law.
Therefore, guests are strongly advised to take out travel and cancellation insurance.

6. Check-In and Check-Out

Check-in: from 16:00pm
Check-out: by 10:00am
Early check-in may be possible, subject to availability.
Meanwhile, guests must vacate the property on time and follow all departure instructions.

7. Guest Identification and Legal Reporting

Portuguese law requires all guests to provide valid identification upon arrival.
Guest data is securely reported to the competent authorities (SEF/AIMA) within the legally required timeframe.
In addition, this processing is mandatory and complies with GDPR and Portuguese data protection laws.
Failure to provide valid identification may result in refusal of access to the accommodation.

8. House Rules and General Conditions

The following rules apply during the stay:

  • Bed linen, bath towels, and pool towels are included
  • Smoking is strictly prohibited indoors
  • Pets are allowed upon request, subject to a €10 per pet, per night surcharge
  • Glassware and sharp objects are not permitted in pool areas unless agreed in advance
  • Secure parking is available in designated areas only

Furthermore, guests must respect local noise regulations, neighbours, and the property at all times.

9. Safety and Hygiene Compliance

Casa BelaVista meets all legally required AL safety and hygiene standards, including:

  • Fire safety equipment
  • First-aid materials
  • Clear safety instructions

Therefore, guests agree to follow all safety guidelines provided inside the accommodation or on-site.

10. Additional Costs

Additional charges may apply in the following cases:

  • €100 extra cleaning fee if the property is not left clean and orderly
  • €20 per day for abnormally high electricity or water consumption

However, normal consumption means reasonable use in line with house rules and guest instructions.

11. Use of the Property and Damage

  • Guests may not exceed the number of overnight guests stated in the reservation without prior written consent.
  • The guest is responsible for the accommodation throughout the stay and is liable for any damage caused.
  • All damage or emergencies must be reported immediately.
  • Otherwise, unreported damage remains the guest’s responsibility.
  • Indoor smoking will result in a €500 professional cleaning fee.

In addition, all manuals and documentation remain the property of Casa BelaVista and are provided for guest convenience only.

12. Limitation of Liability

To the maximum extent permitted by Portuguese law, Sandy Villas Algarve and Casa BelaVista are not liable for:

  • Theft, loss, or damage to personal belongings
  • Personal injury or accidents not caused by gross negligence
  • Temporary failure of technical equipment or facilities
  • Disruptions caused by weather conditions or force majeure

Furthermore, guests and their companions are jointly liable for any damage caused to the property, third parties, or facilities, including damage caused by pets.
Liability is strictly limited to what is legally mandatory under Portuguese law.

13. Force Majeure

Casa BelaVista is not liable for failure or delay caused by events beyond reasonable control, including natural disasters, utility failures, or governmental actions.
However, this exclusion does not apply in cases of gross negligence or breach of statutory safety obligations.

14. Privacy, Cookies, and Data Protection

This website uses cookies to ensure proper functionality and improve user experience.
Guests may manage cookie preferences at any time, except for cookies strictly necessary for website operation.
Blocking certain cookies may affect website performance.
Personal data is processed in accordance with GDPR and Portuguese data protection law.

15. Supervisory Authority

Guests who believe their data protection rights have been infringed may lodge a complaint with the competent supervisory authority within the European Union.

16. Governing Law and Jurisdiction

These Terms and Conditions are governed by Portuguese law.
Therefore, any disputes fall under the exclusive jurisdiction of the Portuguese courts.
